These Terms govern your use of resalewy.com and any related services, and constitute a legally binding agreement between you (hereinafter "User" or "you") and Resalewy for Real Estate Marketing (hereinafter "Resalewy" or "we"). This agreement is subject to Egyptian law, including the Civil Code No. 131 of 1948, the Consumer Protection Law No. 181 of 2018, and the e-Signature Law No. 15 of 2004, which recognises the legal validity of electronic clickwrap acceptance.

The Arabic and English versions carry equal legal weight; in the event of conflict, the Arabic version prevails before Egyptian courts.

1. Acceptance and acknowledgement

By using the site, submitting an interest in a project, or clicking "I agree" on any form, you acknowledge that:

  • You have read and fully understood these Terms.
  • You are 18 years of age or older and have full legal capacity to contract under Egyptian law.
  • Through your electronic signature — under Law 15/2004 — you agree to be bound by everything stated in these Terms and the attached Privacy Policy.

If you do not agree with any provision of these Terms, please stop using the site immediately.

2. Who we are and our role

Resalewy is a real estate marketing intermediary operating in the Arab Republic of Egypt. Our primary function is to display real estate projects from various developers (Mountain View, Palm Hills, ORA, Sodic, Talaat Moustafa Group, Emaar Misr, Hyde Park, MNHD, and others) in a single place and to facilitate communication between you and those companies.

We obtain project information from three sources:

  1. Official informational and marketing materials supplied to us by the developers.
  2. A data-extraction (scraping) pipeline from developers' official websites and lawful public sources.
  3. In-house editorial work produced by our team (articles, explainers, comparisons).

We do not sell properties. The seller is the developer. We do not process any payments. All reservations, payments, contracting, and handover happen directly between the buyer and the developer, with no financial intervention from Resalewy.

3. What we offer

Through the site, Resalewy provides:

  • Project listings with their information (prices, payment plans, location, available units, images, master plans).
  • Connection to the developer sales teams via the form, phone, or WhatsApp.
  • Editorial content (blog articles, real estate news, neighbourhood guides).
  • Comparison tools between projects.
  • A free WhatsApp consultation with a specialised real estate consultant.

Resalewy reserves the right to modify, suspend, or discontinue any of these services at any time without prior notice, while committing to notify you of material changes that may affect an inquiry that is active on your end.

4. Information accuracy and disclaimer

We make every reasonable effort to verify project information on display. Nevertheless:

  • Prices and payment plans are subject to change and may be amended by the developer without prior notice to us or to you.
  • Unit availability is limited and may run out quickly; a unit listed as "available" with us may already be reserved with the developer.
  • Images and renderings are illustrative by nature and may differ from the final form of the unit or amenities.
  • Project master plans may be subject to regulatory or engineering adjustments after launch.

In line with Article 6 of Consumer Protection Law No. 181/2018, which guarantees your right to accurate information, we commit to updating information as soon as we are notified of any change, but we make clear that any purchase decision must be based on information verified directly with the developer prior to signing any contract. Resalewy is not liable for any reliance on outdated or inaccurate information that has not been brought to our knowledge.

5. No reservation, no contract through the site

Submitting an interest form via Resalewy is not a property reservation, nor a contract, nor a legal commitment to purchase. It is solely a contact request that enables the developer to reach out to you with further details.

Every purchase, rent, lease, or transfer-of-ownership contract is concluded between you and the developer directly, subject to that developer's terms and to Egyptian law. Resalewy is not a party to the purchase contract, nor to any subsequent financial relationship between you and the developer.

When signing a contract with the developer, you must read its provisions in full and understand the cancellation, refund, delivery-delay, and quality-warranty mechanisms. Where necessary, consult a specialised attorney.

By registering your interest or entering your phone number in any form, you explicitly consent to:

  • WhatsApp contact from Resalewy and from the developer responsible for the project of your inquiry.
  • Phone calls from sales teams to discuss your inquiry.
  • Email correspondence to respond to your inquiry and send supplementary information.

These communications take place under Telecommunications Regulation Law No. 10 of 2003, within reasonable hours (9 AM – 10 PM Cairo time) unless you request otherwise.

Withdrawing consent to marketing is available at any time by:

  • Replying "Stop" or "إلغاء" on WhatsApp.
  • Replying "Unsubscribe" to any marketing email.
  • Emailing a request to privacy@resalewy.com.

Withdrawing marketing consent does not prevent us from sending essential service messages (such as confirming a viewing appointment you have personally requested).

7. Intellectual property

Resalewy's rights

The trademark "Resalewy / ريسلاوي", the logo, the visual design of the site, the editorial text produced by our team, the original photography, the codebase, and the informational arrangement of projects — are all intellectual property of Resalewy, protected under Intellectual Property Rights Law No. 82 of 2002.

Developers' rights

Project names, logos, official images, unit plans, and project-specific marketing materials — are the intellectual property of the relevant developer. Resalewy displays them under a marketing relationship with the developer and/or under lawful informational display in line with Article 171 of the IP Law.

  • Using the "Resalewy" mark or its logo in any advertising or communication material without consent.

What is permitted

  • Sharing project page links on social media.

8. Acceptable use

You agree not to do any of the following:

  • Enter fake, impersonated, or third-party data without that person's permission.
  • Create dummy inquiries to overload the sales teams or harm the platform.
  • Use any automated means (bots, scripts, scraping tools) to access the site or copy its content.
  • Attempt to access systems, accounts, or data you are not authorised to.

  • Interfere with the platform's operation or attempt to exploit any security vulnerability.

We reserve the right to block your access, delete your data, and refer the incident to the competent authorities upon detecting any material violation.

9. Limitation of liability

To the maximum extent permitted by Egyptian law:

  • The site and its services are provided "as is" without any express or implied warranty of fitness for a particular purpose or freedom from defects.
  • Resalewy is not liable for: purchase decisions you make, real estate market fluctuations, the developer's breach of its obligations, delivery delays, construction defects, disputes between you and the developer, or any consequential losses arising from reliance on site information.
  • Should Resalewy's liability be established for direct damage toward a non-commercial user (i.e., a site visitor who pays no fees to us), our cumulative liability shall not exceed 100 EGP (one hundred Egyptian pounds), given that the service is provided to the user free of charge.
  • This cap shall not apply in cases of fraud, gross negligence, or wilful default, in line with Article 217 of the Egyptian Civil Code.

Resalewy is not a legal agent for any developer, nor legally authorised to conclude contracts on their behalf, unless otherwise expressly and in writing stipulated in a separate relationship between us and that developer, and consistent with the real estate brokerage regulations in force in Egypt.

10. Indemnification

You agree to indemnify, defend, and hold harmless Resalewy and its team and commercial partners from any claims, losses, or expenses (including reasonable attorney's fees) arising from:

  • Your breach of these Terms.
  • Your violation of any Egyptian law or third-party right.
  • Your fraudulent or harmful use of the site.

11. Dispute resolution

Governing law

These Terms are subject to the laws of the Arab Republic of Egypt, without regard to conflict-of-laws rules.

Amicable negotiation stage

Before resorting to litigation, the parties commit to attempting amicable resolution of the dispute within 30 days of one party notifying the other in writing (via email to legal@resalewy.com) of the nature and position of the dispute.

Jurisdiction

Should amicable settlement prove impossible, exclusive jurisdiction shall lie with the Cairo Economic Court, given that the dispute arises from online commercial activity falling within the jurisdiction of that court under Law No. 120 of 2008 establishing Economic Courts.

12. Amendments

Resalewy may amend these Terms at any time, with the "last updated" date displayed prominently at the top of the page. Material changes will be notified by a banner on the site and/or email, and they take effect 15 days after publication. Continued use of the site after that period constitutes acceptance of the updated version.

13. General provisions

  • Entire agreement: these Terms, together with the Privacy Policy and the Cookie Policy, constitute the entire agreement between you and Resalewy regarding your use of the site, and supersede any prior understandings.
  • Severability: if any provision is held invalid or unenforceable, the remaining provisions shall remain in force under the judicially recognised principle of severability.
  • No waiver: Resalewy's failure to exercise any right hereunder shall not constitute a waiver of that right.
  • Governing language: in case of any discrepancy between the Arabic and English versions, the Arabic version prevails before Egyptian courts.
  • Assignment: you may not assign or transfer any of your rights or obligations under these Terms without prior written consent from Resalewy.
