Every piece of information on resalewy.com is provided for informational and guidance purposes. The aim of this disclaimer is to clarify the limits of our responsibility in simple, direct language, so that you make your real estate decision fully informed.


1. Resalewy is not the developer

Resalewy is a marketing-intermediary platform that lists multiple projects from different real estate developers. We are not the owner of any of these projects, we are not the construction party, and we are not the seller in the purchase contract.

The official seller, legally responsible for the project, is the relevant developer. Any commitment regarding prices, payment plans, unit specifications, delivery dates, or warranties rests with the developer alone and is governed by the sale contract signed between you and them.


2. Prices are subject to change without notice

We strive to display up-to-date prices, however:

  • Developers update their prices periodically (sometimes monthly, sometimes more frequently).
  • We may not receive notice the moment a change occurs, which can result in an outdated price appearing briefly.
  • The legally binding price is the one stated in the official quote and in the reservation/sale contract you sign with the developer — not the price published on Resalewy.

Before making a purchase decision, always verify the actual price directly with the developer's sales team.


3. Images and renderings are illustrative

  • Compound and unit images on display may be 3D renderings or conceptual designs, not necessarily the final form of the unit.
  • Interior design shown in show units may differ from the baseline specifications delivered under your sale contract.
  • Landscapes, sea views, and gardens shown in marketing imagery may differ from the actual view from your unit.

Your delivered unit is governed by the construction specifications listed in the contract annex, not by marketing images. Read that annex carefully and ask about any element that matters to you.


4. Project master plans

  • Master plans may change: a project's master plan may undergo adjustments during execution due to:

- Requirements from competent authorities (the New Urban Communities Authority, local councils). - Engineering requirements that emerge during construction. - Commercial revisions by the developer.

  • The location of your unit relative to gardens, lakes, roads, clubhouse, or central amenities may not be exactly as it appears on the current marketing master plan.
  • Request the latest approved master plan from the developer before signing, and document the approximate location of your unit on the master plan in the contract annex.

5. Investment information is not financial advice

Any statements or data on the site about:

  • Real estate yield rates in a particular area.
  • Price growth rates of previous projects.
  • Market forecasts.
  • Performance comparisons between areas.

are indicative material based on historical data or market estimates, not financial advice and not a guarantee of future performance. Real estate investment involves risk, and past performance does not guarantee similar future performance.

Before making a major investment decision, we recommend:

  • Consulting a chartered accountant to assess tax implications.
  • Consulting a specialised attorney to review the contract.
  • Consulting a licensed financial advisor for asset allocation.

6. Do your own due diligence before buying

We strongly encourage you to conduct independent verification before signing any contract:

  • Verify the developer's existence in the Egyptian Commercial Registry.
  • Verify project licences from the New Urban Communities Authority or the relevant local authority.
  • Visit the actual project site and inspect the unit or an equivalent show unit.
  • Read the contract in full before signing, and never sign under time pressure such as "the offer ends today".
  • Understand delivery-delay mechanisms and the associated penalties / compensations.
  • Understand cancellation and refund mechanisms before paying any amount.
  • Understand annual maintenance fees and their long-term obligations.

7. Unit availability

What appears "available" on Resalewy may already be reserved with the developer, particularly in:

  • High-demand projects.
  • New launches.
  • Time-limited offers.

We re-check unit availability before connecting you with the sales team, however final availability is confirmed upon contact with the developer.


The site contains links to third-party websites (developers, media outlets, government bodies). Resalewy is not responsible for the content, privacy practices, or accuracy of these sites. Visits occur entirely at your own risk.
