Sheikh Zayed is West Cairo's premium address and Greater Cairo's most mature compound market. Founded as a planned city in 1995 some 32 km from Tahrir Square, it has matured over three decades into the western counterpart of New Cairo. It differs from neighbouring 6 October by being exclusively upmarket (4,800 feddan vs. 35,000 feddan for 6 October) and skewing heavily to standalone villas and townhouses (70% of all units).

2026 has been defined by three shifts. First, the full maturity of SODIC's iconic communities — Allegria, Westown and Beverly Hills, with handovers spanning 2008–2014. Second, new launches from Emaar (Belle Vie) and Hassan Allam (Haptown) in Zayed's expansion zones. Geography & access

Sheikh Zayed sits between latitudes 29.97°N and 30.115°N, longitudes 30.88°E and 31.07°E. From Tahrir Square: 28 km, with drive times of 42–55 minutes. Main approaches: 26 July Axis (most used), the Ring Road, the Cairo–Alexandria Desert Road, and the Mushir Tantawi Axis that cut commute times to 35 minutes in 2024.

The internal road network is exceptionally well-developed: a wide grid of internal axes, gardens and pedestrian corridors between neighbourhoods. Sheikh Zayed is often described as "European" in its urban planning — wide streets, proper pavements, consistent lighting. Public transport is limited but Uber/Careem and Indrive operate densely, and most compounds run internal shuttle services.

The nearest airport is Sphinx International (SPX), 9 km away (15 minutes) — a key investment driver for frequent travellers. Cairo International is 50 km away (60 minutes via the Ring Road).

Annual transactions in Sheikh Zayed exceed 4,500 units (Nawy 2025) — below New Cairo but with a higher average ticket. The market is the most villa-concentrated in Cairo: 65% of transactions are villas or townhouses, only 35% apartments.

Liquidity in Sheikh Zayed varies sharply: Westown apartments sell in 90 days, Allegria villas need 240+ days due to ticket size. Payment plans have extended to 8 years with 10% down, but ready-product compounds (Beverly Hills, mature Allegria) usually require cash.

Capital appreciation history: a 350 sqm Allegria villa sold for EGP 14M in 2018 and trades at EGP 55M in 2026 — a 290% rise in eight years. Stronger than New Cairo because developable land in Zayed is almost exhausted, creating structural scarcity.

Liquidity varies: Westown and ZED Towers apartments are most liquid (90–120 days). Allegria and Beverly Hills villas need 6–12 months but command strong prices.

Holding cost is moderate: annual maintenance EGP 70–100/sqm, club fees EGP 25–60K, minimal property tax, standard utilities. Total holding cost runs roughly 25% above 6 October.

What to know before buying

SODIC vs Palm Hills vs Hassan Allam. The major variable is long-term maintenance quality. SODIC and Hassan Allam have excellent records. Some smaller developers see service quality drop after 5 years.

Zayed 2000 is the core. Highest value retention and closest to every service. The new expansions (Zayed peripherals 1, 11) are cheaper but command lower long-term value.

Villa quality varies within a single compound. Even at Allegria, Phase 1 vs Phase 3 finishes and garden quality can swing prices by 20%.

The garden is a primary asset. Sheikh Zayed is defined by mature landscaping. Ask for pre-handover photos and 5-year-after photos — the gap is usually large.

Fees keep rising. Maintenance fees in Zayed rise 8–12% per year. Model your costs over a 10-year holding period.

Sheikh Zayed covers only 4,800 feddan — a fraction of 6 October's 35,000 feddan. Developable land in the core (Zayed 2000, Allegria, Westown) is effectively exhausted, which structurally supports villa prices even when broader Cairo markets soften. New launches in expansion zones (Belle Vie, Haptown, iCity Zayed) offer the last meaningful supply tranche before Zayed becomes a fully closed market like mature Fifth Settlement phases.

Resale and liquidity notes

Westown apartments and ZED Towers units typically sell within 90–120 days on Nawy and Aqarmap. Allegria and Beverly Hills villas require 6–12 months due to ticket size but command premium pricing when landscaped gardens are mature. Buyers should budget for 1.5–2% annual maintenance as a percentage of unit value — higher than 6 October but justified by Zayed's service quality and landscaping standards.
