In 2026 Egyptian bank deposits yield 22–24% per year, while developers offer interest-free installments over 8–10 years. That gap flips the maths: paying cash now carries a real opportunity cost.

The five-minute calculation

Example: EGP 8M apartment, 35% cash offer = EGP 5.2M. Put that 5.2M in a 22% deposit and you earn EGP 1.14M in year one. Monthly installments would be ~EGP 75K. If your income covers the installment without touching the deposit, installments win — by a wide margin.

The blended play

The smartest buyers we see use a 50/50: half cash (to unlock a mid-tier offer), half in a deposit that funds the monthly payment. Liquidity in hand, unit on installments.
